What are home measurement services?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a home measurement or floorplan service, an appraiser takes measurements of the property with a measuring tool — either a tape or laser measuring device. As they walk the house, they note the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage of the house and the general layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a floorplan service?

Challenging property taxes

Property tax records often reflect incorrect area of a property because the values can come from various sources, and sometimes go unproven — meaning you may be paying for more space than you actually have! Unless a certified appraiser has performed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Marketing a listing

A measurement service will ensure that you're paid fair market value for your property. Square footage is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are often estimated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of the property as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your home or property is to reference a previous appraisal or measurement service performed by an appraiser (after any renovation that might have affected square footage).

For real estate professionals

To ensure that your client's property sells at a price that correctly reflects market value, we suggest seeking a measurement of the property. Clients, and especially potential buyers, will be grateful for your eye for detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic to entice potential buyers since they can see the layout and attributes of the home before and after a showing.
